Scope of Work

What This Engagement Covers.

Interior Painting

CSI 09 91 23

Interior painting for commercial and residential spaces, clean lines, uniform finishes, and work sequenced around the people using the building.

  • Wall, ceiling, and soffit coatings
  • Trim, doors, frames, and millwork finishing
  • Exposed structure and dryfall applications
  • Accent walls and specialty finishes

Exterior Painting

CSI 09 91 13

Exterior painting over tilt-wall, stucco, EIFS, masonry, siding, and steel, bought on how long it lasts, which is decided by preparation.

  • Tilt-wall and precast concrete coatings
  • Stucco and EIFS repaint, including elastomeric systems
  • Masonry, brick, and CMU coatings
  • Siding, fascia, and trim on residential exteriors

Pressure Washing

SVC / PW

Commercial pressure washing for buildings, concrete, and site elements, pressure and chemistry matched to the surface, not maxed out.

  • Building exterior washdown ahead of coating
  • Soft washing for EIFS, stucco, and siding
  • Concrete, sidewalks, and drive-through lanes
  • Dumpster pads and service areas
Systems & Preparation

What Goes On the Wall, and What Happens First.

Coatings are specified against the substrate and the service the surface has to take, then confirmed with the manufacturer before pricing. Nearly every finish that fails early fails in preparation, not in the can, so preparation carries its own line and its own sign-off.

Gypsum Board
Primer plus two finish coats to the specified sheen
Trim and Doors
Waterborne or alkyd enamel per the schedule
High-Touch Areas
Scrubbable, high-hide washable systems
Occupied Spaces
Low-VOC systems with minimal cure odor
Project Approach

How This Job Was Run.

  1. 02

    Scope Review

Scope gaps cause more disputes than any finish issue. We walk the scope line with the general contractor before award, which surfaces, which side of the demising wall, whose doors, whose ceilings, and put the answer in the contract instead of discovering it during construction.

  2. 04

    Surface Preparation

Cleaning, profiling, moisture and adhesion testing where warranted, substrate repair, and priming to the manufacturer specification. Preparation is priced as its own line item so it is visible, and so a budget reduction is a decision not something that quietly happens.

  3. 06

    Quality Control

We run our own quality-control inspection ahead of the general contractor's walkthrough. Coverage, sheen uniformity, cut lines, and adjacent-surface condition are checked and corrected before anyone else is asked to look at the work.

  4. 08

    Project Closeout

Attic stock, the approved color schedule, product data, and the one-year workmanship warranty are delivered as a package at turnover. Warranty support continues after closeout. A call after closeout gets the same response as a call during construction.

How Government Work Runs

Procurement and Documentation

Bid forms, submittals, certified payroll where required, and closeout documentation are handled as scope items with their own deadlines. Not as an afterthought once the painting is done.

Facilities That Stay Open

Police departments, city halls, and community facilities operate through construction. Work is zoned and scheduled around public access, staff shifts, and secure areas.
