What This Engagement Covers.
Industrial Painting
CSI 09 97 00Industrial painting and coatings for manufacturing plants, distribution centers, and processing facilities, specified against the actual service conditions.
- Structural steel and exposed structure coatings
- Plant interiors, ceilings, and dryfall applications
- Equipment, tank exteriors, and piping identification
- Chemical- and washdown-resistant wall systems
Commercial Painting
CSI 09 91 00Full commercial painting packages for general contractors, developers, and owners, new construction, tenant finish-outs, and remodels held to the construction schedule.
- Full Division 09 painting packages for new construction
- Tenant finish-outs delivered to lease commencement dates
- Remodels phased around trading hours and occupants
- Multi-site and rollout programs to a brand prototype standard
Protective Coatings
CSI 09 96 00High-performance protective coatings for steel, concrete, and equipment, selected against chemical exposure, washdown, abrasion, and weather.
- Structural steel protective systems
- Chemical- and washdown-resistant wall coatings
- Tank exteriors and equipment coatings
- Secondary containment systems
What Goes On the Wall, and What Happens First.
Coatings are specified against the substrate and the service the surface has to take, then confirmed with the manufacturer before pricing. Nearly every finish that fails early fails in preparation, not in the can, so preparation carries its own line and its own sign-off.
- Structural Steel
- Epoxy primer with aliphatic urethane topcoat
- Process Areas
- Novolac or specialty resin matched to exposure
- Washdown Zones
- Catalyzed epoxy rated for the cleaning regime
- Concrete Floors
- Resinous systems over profiled, tested slabs
How This Job Was Run.
- 02
Scope Review
Scope gaps cause more disputes than any finish issue. We walk the scope line with the general contractor before award, which surfaces, which side of the demising wall, whose doors, whose ceilings, and put the answer in the contract instead of discovering it during construction.
- 04
Surface Preparation
Cleaning, profiling, moisture and adhesion testing where warranted, substrate repair, and priming to the manufacturer specification. Preparation is priced as its own line item so it is visible, and so a budget reduction is a decision not something that quietly happens.
- 06
Quality Control
We run our own quality-control inspection ahead of the general contractor's walkthrough. Coverage, sheen uniformity, cut lines, and adjacent-surface condition are checked and corrected before anyone else is asked to look at the work.
- 08
Project Closeout
Attic stock, the approved color schedule, product data, and the one-year workmanship warranty are delivered as a package at turnover. Warranty support continues after closeout. A call after closeout gets the same response as a call during construction.
Service Environment Drives the System
Chemical exposure, washdown, thermal cycling, and abrasion each rule out different products. The system is selected against the actual service conditions and confirmed with the manufacturer before it is priced.
Shutdown Windows
Work that requires a line to stop is planned to the hour. Scope is broken into what can be done live, what needs the line down, and what needs the area fully cleared, priced separately so the plant can decide.
