Sealant joints are the building envelope working parts: they move with the structure and keep water out while doing it. Failed joints defeat any coating applied over them, which is why sealant condition is surveyed on every exterior bid, and why replacement is carried as its own visible line item.
Joint Geometry Is the Specification
A sealant bead without backer rod, bonded on three sides, tears itself apart with the first thermal cycle regardless of product quality. Joints are cut out, sized, and tooled to the geometry the sealant is designed for, which is the difference between a five-year joint and a twenty-year joint.
Surveyed Before Every Exterior Coat
Coating over failed sealant guarantees water behind a new finish. Every exterior scope includes a written joint condition survey so replacement is a deliberate decision, made before the coating rather than after the leak.
